GENERAL SUMMARY OF POSITION: 

Under the supervision of the Associate Vice Chancellor – Facilities, the Assistant Director is responsible for managing the day to day maintenance, repair and operation of all building systems and services. Responsible for maintenance and repair of systems that include plumbing, HVAC, gases, steam, finishes and electrical and services that include janitorial, security, snow and refuse removal.

MAJOR RESPONSIBILITIES:

  • Responsible for the maintenance, repair and operations of all building systems, including mechanical, electrical, plumbing, fire protection and building management systems
  • Develop and implement preventive maintenance systems and building systems testing, balancing, calibrations and other re-commissioning activities
  • Assure full operations of the computerized maintenance management system and is responsible for receiving, planning, scheduling, assigning and communicating all work
  • Prepare daily schedule according to request, operating conditions, manpower, and availability of materials
  • Insure availability of supplies and components to meet workloads
  • Assure technical sufficiency of all building systems and services
  • Develop, approve, and monitor contracted services with outside contractors and vendors
  • Authorize expenditure of funds and labor to resolve emergency situations
  • Enforce and maintain proper safety measures for employees and contractors
  • Assist in development of departmental budget: responsible for monitoring expenses and staying within budget
  • Develop, review, and enforce policies and procedures
  • Responsible for hiring, termination, performance evaluations, and related personnel functions for assigned staff
  • Thorough knowledge of current collective bargaining agreement
  • Perform other duties as required.

REQUIRED QUALIFICATIONS:

  • Bachelor Degree in Engineering or equivalent experience
  • 10 years of experience in an operations/maintenance department the size and complexity of the institution, with 8 years in a managerial position
  • Working knowledge of environmental safety regulations
  • Massachusetts Construction Supervisor License, unrestricted or the ability to obtain within 60 days of employment
  • Experience with facility accreditation compliance such as The Joint Commission, NFPA, CDC, FDA, Uptime Institute or other similar institutions.
